WLE Governing Documents
The Wyndham Lakes Estates HOA consists of three governing documents which are listed below. Each and every homeowner agrees to these documents by virtue of purchasing a home in the community. When homeowners have finalized their residential documentation, they are provided Covenants, Conditions, & Restrictions (CC&R’s) which they are obligated by law to comply with at all times, and one of the primary functions of the HOA is to ensure that all homeowners do just that. This is done to make sure that the quality and value of the properties involved do not deteriorate.
The first document defines the HOA as a legal nonprofit entity in the state of Florida. It also describes the procedures and mechanics of the homeowners association management and decision-making. The second document defines the Covenants, Conditions, and Restrictions (CC&Rs). These describe the rights and obligations of each owner. The document may be reviewed by Clicking Here.
To assist in maintaining, the high standard of appearance for our community, the procedure for the enforcement of existing “select” covenants are being modified. The current covenant violation enforcement process calls for inspections and notices that extend up to 60 days or more in aggregate for simple violations. The latter time is further extended by the curing period granted under the initial legal notice. This is an excessive time for violations involving trash cans, mowing of lawns, decorations, laundry, signs, parking, and sports equipment; all of which are minor violations that can be cured within a period of three days or less.
Enforcement Procedure
The following enforcement procedure was updated in 2023.
Notification of Violation:
- First Notice: In the event of a violation of the Association’s Governing Documents, the Association shall provide a First Notice (“First Notice”) providing fourteen (14) days to bring the property into compliance or provide an acceptable action plan to resolve the violation. The CAM has discretion to suspend the process if a realistic resolution to a violation is deemed forthcoming.
- Final Notice: In the event that the property does not come into compliance within the time period specified in the First Notice, the Association shall issue a second notice (“Final Notice”) providing seven (7) days to bring the property into compliance.
Each notice shall contain:
- A description of the violation(s)
- The curative act or actions that much be performed to cure the violation(s)

HOA Payment Info
All HOA payments should be made on the community Frontsteps Portal and or by utilizing the quick pay link by Clicking Here.
You will need a valid Account Number.
HOA dues are $125 per month as of January 2024. Payments are due on the first of the month. The office does not accept HOA payments anymore. Alliance remains where the payment is mailed to. All payments must be in the form of a check or money order accompanied by the HOA coupon. No cash will be accepted.

WLE Amenity Access

The pick-up site is established at the clubhouse within the community, located at 14503 Wyndham Lakes Blvd, Orlando, FL 32824.
WLE Registration
Cost to register:
- Cost to Register (tenant) $150 per adult of the age of 18 and up, $150 per married couple.
Card Replacement:
- White access cards are $25.00 each maximum of two per household.
- Recreational passes are $20.00 each maximum 4.
- Windshield tags have replaced the barcode and parking permits, and they are $20.00 each, maximum 2.
Tenants will need the owner’s authorization or Property Management authorization in writing to receive the amenity cards after registration, must pay with money orders or cashier’s check.
Landlord/Renters policies:
Landlord/Renter Policies – Amendment 3. All tenants must be approved by the Association. They must apply online. The Association also requires a $200 tenant security deposit. This is returned to the tenant at the end of their lease once they have moved out of the home. After the tenant has been approved, the tenant will have to come into our office to register with: a copy of their lease, their IDs, the $200 tenant security deposit, and any access cards that were given to them by the property management company or the owner.
